Assuming Mr. Nutt agrees to submit a revises <br />plan that reflects conformance with the current code, two <br />issues remain to be addressed that may factor in the Board's <br />decision to validate a revised plan <br />The specific questions are: <br />1) how a single 4 unit building will operate as a hotel <br />once a certificate of occupancy is issued; <br />2) how will the developer demonstrate a good faith <br />effort to complete the project? <br />Once Mr. Nutt responds to these questions and the other issues <br />raised at our meeting of January 29, 1985, the Planning staff <br />will be prepared to make a recommendation to the Board of <br />County Commissioners regarding the -status of the Sea Oaks Hotel <br />site plan. <br />In regard to Item 1 - the Comprehensive Plan, which was not <br />in effect when this site plan was approved, requires 120' right- <br />of-way for SR A1A. There is 100' R/W existing, and this would <br />require that Mr. Nutt dedicate an additional 101. Mr. Nutt has <br />brought up the possibility of dedicating 20' off of his property <br />on the west side of AlA, and the Director of Public Works feels <br />this is a feasible alternative. <br />Item 2 re parking - Mr. Nutt has agreed to provide a <br />detailed plan of the proposed parking area. <br />Item 3 - Mrs. Goetzfried noted that this particular site <br />does not have a great many protected trees, and the tree survey <br />requirement could be satisfied by submitting an aerial and <br />outlining clusters of trees. Mr. Nutt has no problem with this. <br />Item 4 - The Public Works Director feels the original <br />drainage plan was adequate, but would like the additional report. <br />Mr. Nutt has indicated this is acceptable. <br />Item 5 - Mrs. Goetzfried reported that Mr. Nutt has agreed <br />to deceleration and left turn lanes and also to a contribution of <br />$3,240 toward signalization and widening of the AlA/510 intersec- <br />tion. Staff, however, identified additional items that were not <br />specific ordinance requirements, but which they felt were <br />W <br />
