about how close the buildings are projected to be to the present <br />setback line. <br />Gordon Nutt, owner of the subject property, replied that the <br />site plan as approved will reflect that the structures are not on <br />the coastal setback line; they are towards AlA; but if it is <br />possible to meet all the parking requirements and go even farther <br />towards AlA, he would be glad to. <br />Commissioner Wodtke commented that although he does not like <br />granting variances, he believed it is more important to have the <br />buildings in a proper location and that we should work with them <br />on adjusting parking requirements, if necessary, as this is a key <br />issue. <br />Commissioner Scurlock noted that he was somewhat in an <br />adversary position in regard to this site plan at the last <br />hearing, but he believed the applicant has done a very good job <br />working with staff, and he appreciates it. <br />The Chairman asked if anyone present wished to be heard. <br />Lomax Gwathmey, speaking for the Vero Beach Civic <br />Association, stressed that the main issue here is good faith, and <br />he did not feel what has been done so far demonstrates good <br />faith; he further did not believe that to say what is required <br />now to keep this site plan valid is the right way to proceed. <br />Mr. Gwathmey stated that this would be unfair to River Bend and <br />the Racquet Club, who were denied. The traffic impact at AlA is <br />under study now, and with all this up in the air, Mr. Gwathmey <br />strongly recommended the -Sea Oaks site plan be terminated and <br />that any future plan be in accordance with current ordinances and <br />requirements. <br />Roger Cooper, resident of Orchid Isle Subdivision, spoke as <br />a concerned citizen in the area served by Causeway 510. He <br />believed we are all proud of our Comprehensive Plan, but <br />according to the Hutchinson Island Resource Management Study <br />Committee, it has certain deficiencies, specifically re <br />transportation, and he believed the Board is well aware we <br />51 <br />FEB 2 0 1985 Boos 596 qac <br />
