Keati g, CP DISTRICT <br />Planning & Development Director <br />FROM: Shard Shearer, AICP REFERENCES: ZC-117 Memo <br />Chief, Long -Range Planning RICH2 <br />It is 'requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 6, 1985. <br />DESCRIPTION & CONDITIONS <br />John Rexford, an agent for Bob Simon, the owner, is requesting <br />to rezone 4.78 acres located on the south side of Oslo Road <br />and 600 feet west of 36th Avenue from C-1, Commercial District, <br />to C-2, Heavy Commercial District. <br />The applicant intends to develop this property for a commercial <br />subdivision. <br />On January 24, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property, across Oslo Road, is a paving contractor's business <br />and Vero Mini Storage zoned C-2. East of the subject property <br />is undeveloped land zoned C-1. South of the subject property <br />is undeveloped land zoned R-1, Single -Family District (up to 6 <br />units/acre). Further south, is a single-family subdivision <br />zoned R-1. West of the subject property is undeveloped land <br />and Ven -Mar Irrigation Company zoned C-2. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />the land north, east, and west of it as part of the west area <br />of the Oslo Road MXD, Mixed -Use District (up to 3 units/acre). <br />The land south of the subject property is designated as LD -1, <br />Low -Density Residential 1 (up to 3 units/acre). The MXD land <br />use designation allows residential, commercial, or industrial <br />development which will be regulated by the zoning ordinance in <br />accordance with the dominant land use pattern in the area. <br />W <br />
