The proposed C-2 zoning is consistent with the C-2 zoning north <br />and west of the subject property and would allow development <br />consistent with the existing commercial development along Oslo <br />Road. <br />Transportation System <br />The subject property has direct access to Oslo Road (classified <br />as an arterial street on the Thoroughfare Plan). The maximum <br />development of the subject property under C-2 zoning would <br />attract up to 321 average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />A county water main runs along the north side of Oslo Road. <br />County wastewater facilities are not available for the subject <br />property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Planner Shearer emphasized that this would be a natural <br />extension of the district the County previously rezoned to C-2. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the public hearing. <br />ON MOTION by Commissioner'Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />adopted Ordinance 85-19 rezoning 4.78 acres south <br />of Oslo Road and west of 36th Avenue to C-2 as <br />recommended by staff. <br />29 <br />r <br />Boa 60 PAGE 70 <br />
