DESCRIPTION & CONDITIONS <br />_I <br />BOOK 60 PA,UE 1?7 <br />In February of 1984, the Planning & Zoning Commission <br />approved a site plan application submitted by Architect Paul <br />Dritenbas on behalf of Mr. Bill Caldwell. The approved plan <br />provides for the construction of a 9,648 square foot commer- <br />cial strip center to be located immediately opposite the <br />entrance to Vero Highlands on the east side of U. S. Highway <br />1. <br />Subsequently, the Planning & Development Division was <br />notified of a transfer in ownership -of the subject property <br />from Mr. Caldwell to Shopping Centers, LTD, a business <br />entity of which Ed Schlitt is the principal. <br />In January of 1985, a building permit was issued for the <br />project; however, due to a lengthy bidding process con- <br />struction was not able to start prior to February 23, 1985. <br />Pursuant to the provisions of Section 23(h)(1)(a) Appendix A <br />of the County Code, the applicant is requesting a one year <br />extension of the site plan approval. <br />RECOMMENDATION <br />The Planning staff recommends approval of Edgar Schlitt's <br />request for a one year extension of the site plan approval <br />to construct a commercial strip center at 2002 U. S. Highway <br />1. <br />Commissioner Scurlock asked if there is a provision in <br />regard to extending site plans which would result in an <br />automatic update to bring them into conformance with the new <br />ordinances. <br />Planning & Development Director Robert Keating replied <br />that although we do not have a specific provision, we do <br />have a provision which states that a site plan can be <br />extended only once. The applicant would have to resubmit <br />the site plan if anything came up after the extension <br />expired. <br />Commissioner Scurlock wished the County would also' <br />pursue having the ability to address the storm water <br />management ordinance, beach ordinance, etc., in regard to <br />these extensions. <br />Administrator Wright felt the Board has that ability <br />now by reviewing the site plan before granting an extension. <br />4 <br />
