Keat ng, AICP <br />Planning & Development Director <br />FROM: R chard shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />CENTRAL GROVES CORP. <br />REQUEST TO REZONE 41 <br />ACRES FROM A, AGRICUL- <br />TURAL DISTRICT, & R-1, <br />SINGLE-FAMILY DISTRICT, <br />TO RS -3, SINGLE-FAMILY <br />RESIDENTIAL DISTRICT <br />ZC-121 Memo <br />CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 20, 1985. <br />DESCRIPTION & CONDITIONS <br />Central Groves Corporation, the owner, is requesting to rezone <br />41 acres located west of State Road A -1-A and 1.25 miles north <br />of County Road 510 from A, Agricultural District (up to .2 <br />units/acre), and R-1, Single -Family District (up to 6.2 <br />units/acre), to RS -3, Single -Family Residential District (up to <br />3 units/acre) . <br />The applicant intends to develop the subject property as a <br />single-family subdivision. <br />On February 14, 1985, the Planning and Zoning Commission voted <br />3 -to -0, with one abstention, to recommend approval of this <br />request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property, and the land north, south, and west of <br />it, is being used for..citrus groves. The land to the north and <br />west is zoned A, Agricultural District, and the land to the <br />south, across Jungle Trail, is in the Town of Orchid. -The land <br />east of the subject property is undeveloped and zoned R-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the major part of the subject <br />property and all of the land north and west of the subject <br />property as LD -1, Low -Density Residential 1 (up to 3 <br />units/acre) . A 17 foot wide strip of land at the east end of <br />the subject property is designated LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). The land east of the <br />subject property is also designated as LD -2. The land south of <br />the subject property is in the Town of Orchid. <br />The proposed rezoning is in conformance with the LD -1 land use <br />designation and would be compatible with the R-1 zoning to the <br />east. <br />27 <br />NEAR 2 0 1985 BOOK 60 P?;;E 203 <br />
