MAR 2 0 1995 Bou 60 -�'&,F"240 <br />the Zippy Mart and south of Kennedy Groves, they were advised <br />that there was not a great deal of enthusiasm on the County's <br />part for having the development they would place on their <br />commercial property ingress and egress from U.S.1. The WallMart <br />people, therefore, are contemplating building to front on Indian <br />River Blvd. Mr. Schlitt further noted that the property owners <br />immediately to the north, whom they feel are the affected <br />property owners, Mrs. Fultz and her family who have been there <br />some fifty years, are not in opposition to what they want to do. <br />In regard to the distance between the proposed WallMart and <br />Vista Gardens property, Mr. Schlitt pointed out that although <br />there is only about 55' between the buildings and Indian River <br />Boulevard, that does not mean the paving will be within 55' of <br />the Vista property because there is substantially more <br />right-of-way being given for the Boulevard than will be paved. <br />Mr. Schlitt again stressed that they have tried their best to <br />work with everybody concerned, and he believed the Vista people <br />appreciate that his group is not continuing a mobile home park <br />there on this property. <br />Commissioner Bird wished staff to verify that they do prefer <br />that access to the proposed WallMart be from Indian River <br />Boulevard, and Director Keating felt that is most likely, but <br />stated that they will look at this when the site plan comes in. <br />Mr. Schlitt commented that there is a possibility of ingress <br />from U.S.1, but not egress. <br />Commissioner Bird stated that he did not have any trouble <br />with the bottom piece going to the multiple family designation, <br />and while he did have some concerns about starting to violate our <br />600' depth of commercial on U.S.1 and encroaching back into the <br />residential area, he did feel that there are some unique <br />situations where we may allow the commercial beyond that 600'. <br />Director Keating did feel that this is a unique case for <br />several reasons, i.e., the way Indian River Blvd. will change the <br />64 <br />
