DESCRIPTION & CONDITIONS <br />Helen Hanson Properties, Inc., is requesting to amend the <br />Comprehensive Plan by enlarging the 70 acre Hospital/Commercial <br />node at the intersection of U.S.1 and Roseland Road to 75 <br />acres. <br />The applicant is requesting this amendment in order to include <br />five additional acres of land in the node. <br />On February 21, 1985, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site.and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped and zoned C-1, Commercial <br />District. North of the. subject property is undeveloped land <br />which is the future site of River Walk shopping center and <br />zoned C-1. East of the subject property, across U.S.1, is <br />undeveloped land zoned C-1. South of the subject property is <br />undeveloped property zoned C-1 and a mobile home park zoned <br />R-1PM, Permanent Mobile Home Subdivision District. West of the <br />subject property is undeveloped land zoned C-1 and R-1, Single - <br />Family District (up to 6 units/acre). Further west are single- <br />family residences and undeveloped land zoned -.R-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property.and <br />the land west of it as LD -1, Low -Density Residential 1 (up to 3 <br />units/acre). The land north of the subject property has been <br />included in the 70 acre hospital/commercial node at the <br />intersection of U.S.1 and Roseland Road. The land to the east <br />of the subject property, across U.S.1, and the land to the <br />south is designated as MD -1, Medium -Density Residential 1 (up <br />to 8 units/acre). The current LD -1 land use designation of the <br />subject property is inappropriate considering that the land to <br />the east and south is designated as MD -1 and the property to <br />the north is included in the hospital/commercial node. <br />In analyzing this request to enlarge the node, an inventory of <br />the lands in the '70 acre hospital/commercial node was <br />undertaken.
