Keat4ingjj41AICP <br />Planning & Development Director <br />FROM: 0 REFERENCES: <br />Richard Shearer, AICP Cain/Schlitt <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 3, 1985. <br />DESCRIPTION & CONDITIONS <br />Mr. and Mrs. James Cain and Mr. and Mrs. Edgar Schlitt are <br />requesting to rezone 16 acres located east of Jungle Trail, <br />west of State Road A -1-A, and approximately 1.5 miles south of <br />County Road 510 from the County's A, Agricultural District (1 <br />unit/5 acres), to the Town of Indian River Shore's R-lA, <br />Single -Family District (up to 2.75 units/acre). <br />This property is part of a 45 acre parcel which is located <br />partially in the Town and partly in the County. The applicants <br />are requesting that the Town annex the 16 acres of the parcel <br />lying in the County.and are requesting the County's permission <br />to allow the Town to assign its R-lA zoning to this parcel. <br />The Board of County Commissioners must approve an increase in <br />allowed density of property annexed into a municipality for a <br />period of two years following the annexation. This request was <br />referred to the Planning and Zoning Commission for recommenda- <br />tion, and on March 14, 1985, the Planning and Zoning Commission <br />voted 4 -to -0 to recommend approval of this request. <br />The applicants intend to develop the property for a 4 <br />single-family subdivision and have submitted a preliminary plat <br />to the Town and to the County for review. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property consists of an old citrus grove and <br />undeveloped land. All of the land around the subject property <br />is undeveloped. <br />Future Land Use Pattern <br />The County's Comprehensive Plan <br />as LD -1, Low -Density Residential <br />proposed rezoning to the Indian <br />(allowing up to 2.75 units/acre) <br />LD -1 land use designation. <br />13 <br />designates the subject property <br />1 (up to 3 units/acre). The <br />River Shores R-lA zoning <br />is in conformance with the <br />Boos 60 Fr{. E 378 <br />
