• <br />BOOK 60 P',GE 385 <br />Planner Shearer explained that three parcels were left out <br />of the legal description; the 1.72 parcel is already zoned C-2, <br />and the other two are part of the Dickerson plant which is <br />presently zoned M-1. <br />It was noted that the following letter was received, <br />expressing the concerns of the Vista Royale residents about <br />access to U.S.I: <br />April 1, 1985 4% <br />ista <br />Board of County Commissioners <br />Indian River County Administration Building <br />1840 25th Street <br />Vero Beach, Florida 32960 <br />Gentlemen: <br />Re: Reg. Meeting 4/3/85 <br />Royale <br />In your meeting scheduled for April 3rd, Item'#9, under Public Hearings, <br />a request to rezone 75 acres East of Old Dixie to U. S. #1, from 1st <br />Street to 7th Street S. W. from C-1 Commercial District to C-2, Heavy <br />Commercial District, is of interest to Vista Royale residents, and our <br />Home Owners Association. <br />We are concerned over the nearness of the area to U. S. #1, which our <br />residential property abuts. Heavy Commercial could produce sounds, odors, <br />and heavy traffic that could reduce the quality and desirability of our <br />project area. <br />Will you please consider the restriction of the use of the area between <br />the R/W of U. S. #1, and the R/W of the Florida East Coast Railroad? <br />This area, or strip, is very narrow and has access only from the North <br />and South ends. This restriction seems economically feasible from the <br />access standpoint and would move future development approximately 300 <br />feet West of U. S. #1 highway. <br />Your consideration of this request will be greatly appreciated by the <br />residents of Vista Royale and will help avoid resulting use conflicts <br />between commercial and residential areas. <br />An advice of your action will be awaited. <br />Sincerely, <br />7 <br />MARY A.
