Keatg, CP <br />Planning & Development Director <br />March 29, 1985 <br />FROM: R chard Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />FILE: <br />COUNTY -INITIATED RE- <br />QUEST TO ESTABLISH <br />BOUNDARIES FOR THE <br />KINGS HIGHWAY & S.R.60 <br />COMMERCIAL NODE <br />Kings Hwy/SR 60 <br />RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 10, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the Kings Highway and State Road 60 commercial <br />node. <br />On September 12, 1984, the Board of County Commissioners <br />adopted an amendment to the text of the land use element of the <br />Comprehensive Plan which provided for establishing boundaries <br />for each of the nodes as generally depicted on the Land Use Map <br />and generally described in the text of the land use element of <br />the Comprehensive Plan. <br />On February 28, 1985, the Planning and Zoning commission voted <br />3 -to -0, with one abstention, to recommend approval of this <br />request. <br />On March 6, 1985, the Kings Highway and State Road 60 <br />commercial node was enlarged from 140 to 160 acres. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Kings Highway and State Road 60 <br />node were prepared based on the following criteria: <br />1) The general description and size constraint of <br />the node as described in the text of the land <br />use element; <br />2) The existing commercial uses in the general area <br />of the node; <br />3) The existing zoning pattern; and <br />4) Property boundaries. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The Kings Highway and State Road 60 node is described <br />as: <br />"A one hundred sixty (160) acre commercial node <br />is located at the S.R. 60 and Kings Highway <br />intersection and extends eastward to 43rd Avenue <br />between S.R. 60 and the main relief canal." <br />20 <br />APR 0 1985BOOK �O Fqc 451 <br />• <br />
