Mobile Park were recently rezoned to 8 units per acre. He <br />felt that rezoning his client's property to 4 units per acre <br />would be inconsistent and requested that Mr. Potter's <br />property be rezoned to 8 units per acre which would be,more <br />in keeping with the property; if that could not be done <br />today, he requested that this area be deleted at the present <br />time. He added that Mr. Potter's property consists of 5.2 <br />acres and that no water or sewer is available. <br />Commissioner Bowman felt a package plant would not be <br />feasible for those few customers, but Mr. Lloyd felt that <br />perhaps they could merge with another development. <br />Commissioner Bowman believed the percolation rate in <br />that area is terrible and would require a great deal of <br />fill. <br />Director Keating advised that staff felt it was not <br />good to have Mr. Potter's property sandwiched by properties <br />at higher densities and would have no problem in having his <br />property go to 6 units per acre; however, Mr. Potter would <br />be required to apply for rezoning at 6 units per acre <br />because it is presently zoned C-1. He noted that it would <br />not automatically convert at tomorrow night's Public Hearing <br />when the conversion table is approved. <br />B. T. Cooksey, Attorney representing Jones McCoy owner <br />of 30 acres running along the river to U.S. #1, urged the <br />Board to reconsider the decision of the P&Z Commission and <br />rezone this area at 8 units per acre or compromise at 6. <br />Attorney Cooksey believed this would be more realistic and <br />in keeping with what can be economically built in the area. <br />He advised that the present zoning is C-1 on the front, R-2 <br />in the middle and R-3 east of that.
