Kea ng, ICP ZONE FROM C-1 AND R-1 <br />Planning & Develdp1ment Director (RS -3) TO RM -6 <br />FROM: Richard Shearer, AICP REFERENCES: ZC-122 P&Z Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 1, 1985. <br />DESCRIPTION & CONDITIONS <br />Helen Hanson, President of Helen Hanson Properties, Inc., is <br />requesting to amend the Comprehensive Plan by redesignating <br />21:9 acres located southeast of Roseland Road, northeast of <br />135th Street (Wauregan Avenue), and southwest of U.S.1, from <br />LD -1, Low -Density Residential 1 (up to 3 units/acre), to LD -2, <br />Low -Density Residential 2 (up to 6 units/acre), and to rezone <br />the property from C-1, Commercial District, and RS -3, Single - <br />Family Residential District (up to 3 units/acre), to RM -6, <br />Multiple -Family Residential District (up to 6 units/acre). <br />The applicant is proposing to develop the subject property for <br />residential uses. This property was zoned R-1, Single -Family <br />District (up to 6 units/acre) when the rezoning application was <br />submitted but was assigned to the RS -3 zoning district on April <br />11, 1985. <br />On March 14, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request to amend the <br />Comprehensive Plan and voted 4 -to -0 to recommend approval of <br />this rezoning request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of th <br />application will be presented.
