MAY 11985 . <br />BOOK 60 PnE 740 <br />Mr. Mensing confirmed that Mrs. Hanson did explain to the <br />Association that she always has and would continue to do things <br />for the betterment of Roseland, but in spite of that, the <br />majority wished this letter to be written to the Commission. <br />Chairman Lyons asked if the members of the Property Owners <br />Association were aware that the density is higher in the existing <br />area. <br />Mr. Mensing did not feel that point was clearly before them <br />until today but noted that although there are many small lots in <br />the Wauregan area, most people are building their homes on two <br />lots. <br />Chief,Planner Shearer clarified that most of the lots in <br />this area are 10,000 sq. ft. or less and, therefore, are <br />non -conforming under their present RS -3 zoning, which has a <br />minimum lot size of 12,000 sq. ft. The density in most areas is <br />going to exceed three per acre, and recent action along the river <br />was at RM -6. <br />Chairman Lyons wished to clarify whether someone could build <br />there if they owned a platted lot, and Mr. Shearer stated they <br />could if it were a lot of record. However, the Environmental <br />Health Department may not be able to issue permits for wells and <br />septic tanks. <br />Commissioner Bowman asked if he was saying these lots are <br />too small to have a septic tank and a well on them, and Mr. <br />Shearer explained that he was not, but that they might be <br />restricted as to the number of bedrooms they could have in a <br />house. He believed just about all the lots would be buildable. <br />The Chairman asked if anyone further wished to be heard, and <br />Norb Resop, Treasurer of the Property Owners Association, noted <br />that the Board voted for 6 units per acre on the river where it <br />is essential to keep the pollution down; so, he did not see why <br />they would worry about property which is further from the river. <br />24 <br />
