En <br />j <br />Attorney Byron T. Cooksey came before the Board to speak for <br />the applicant, Helen Hanson Properties. He emphasized that the <br />property is not under contract for sale, and it is not for sale; <br />it is for use by Helen Hanson Properties. He realized the <br />Roseland Property Owners Association has asked for 4 units per <br />acre, but noted that this property was approved by the Planning & <br />Zoning Commission for up to 6 units per acre. Mr. Cooksey <br />further wished to point out that Wauregan Subdivision just to the <br />west of this property has lots 50 x 150 and a density of 5.8 <br />units per acre. In the Townsite of Roseland, the density is at <br />about 5.5 units per acre. This request would be in conformity <br />with those densities. Attorney Cooksey believed this property is <br />in a transitional area and that it would be a buffer zone. <br />The Chairman asked if anyone present wished to be heard. <br />Fred Mensing, President of the Roseland Property Owners <br />Association referred to the following letter: <br />ROSELAN.D PROPERTY OWNERS ASSOCIATION, INC. <br />P. o. Box 201 S <br />ROSELAND, FLA. 32957 <br />April 28, 1985 <br />The Honorable County Commissioners <br />Indian River County <br />1840 - 25th Street <br />Vero Beach, Florida <br />RE: Proposed Zoning Change - ZC-122 <br />Dear County Commissioners: <br />The above captioned proposed zoning change of 21.9 <br />acres in Roseland was reviewed and discussed by the <br />Board of Directors and the general membership of <br />the Roseland Property Owners Association at its <br />meeting on April 9, 1985. <br />The majority of the members of the Association voted <br />to recommend that future development in the -Roseland <br />area be limited to a maximum of.four units per acre <br />the consensus of the membership was that four units <br />per acre was a reasonable density for this area <br />located between the shopping center, currently under <br />construction, and the Wai uregan single family sub- <br />division to the west. <br />Sincerely, <br />Martha M.
