ReatNng,. 7CP <br />Planning & Develop'Xent Director <br />?-12FROM: <br />Richard Shearer, <br />Chief, Long -Range <br />MAY 1 <br />AICP REFERENCES: <br />Planning <br />COUNTY -INITIATED <br />REQUEST TO REDESIGNATE <br />222.6 ACRES FROM LD -2 <br />AND RR -1 TO MD -1 <br />CPA -020 Memo <br />RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 1, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to amend the <br />Comprehensive Plan by redesignating 222.6 acres located north <br />of State Road 60, east of 74th Avenue (Rangeline Road), and <br />one-half mile west of 66th Avenue (Lateral A), from LD -2, Low - <br />Density Residential 2 (up to 6 units/acre), and RR -1, Rural <br />Residential 1 (up to .4 units/acre), to MD -1, Medium -Density <br />Residential 1 (up to 8 units/acre). <br />This request was initiated because of the existing land use <br />pattern and zoning of the subject property. <br />On March 14, 1985, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property contains Village Green mobile home park, <br />zoned RMH-8, Mobile Home Residential District (up to 8 <br />units/acre), the Agricultural Center, citrus groves, the <br />Village Green maintenance facilities, and undeveloped land <br />zoned A, -Agricultural District. North of the subject property <br />are citrus groves zoned A, Agricultural District. East of the <br />subject property is Vista Plantation a multiple -family <br />development zoned RM -4, Multiple -Family Residential District <br />(up to 4 units/acre). South of the subject property, across <br />State Road 60, is a single-family subdivision zoned RS -6, <br />Single -Family Residential District (up to 6 units/acre), citrus <br />groves and undeveloped land zoned RS -6, and A, Agricultural <br />District (up to .2 units/acre). West of the subject property <br />is a Total Care Facility under construction, zoned RM -8, <br />Multiple -Family Residential District (up to 8 units/acre). <br />Future Land Use Pattern <br />The Comprehensive Plan designates that part of the subject <br />property between State Road 60 and 26th Street (Walker Avenue) <br />31 <br />1985 BOOK {eE 747 <br />
