The land north of <br />the subject property is designated as RR -1. The land east of <br />the subject property is designated as RR -1 and LD -2. The land <br />south of the subject property is designated as LD -2. The land <br />west of the subject property is designated as MD -1. <br />Redesignating the subject property as MD -1 would be a natural <br />easterly extension of the MD -1 land use designation located <br />west of 74th Avenue. Most of the subject property is zoned <br />RMH-8 and developed as a mobile home park. Because the land <br />use plan only allows mobile home developments in areas desig- <br />nated as MD -1 or MXD, Mixed -Use District, the MD -1 land use <br />designation is a more appropriate land use designation for the <br />subject property than the LD -2 and RR -1 designations. <br />Transportation System <br />The subject property has direct access to State Road 60 <br />(classified as an arterial street on the Thoroughfare Plan), <br />and to 74th Avenue and 26th Street (classified as secondary <br />collector streets on the Thoroughfare Plan). The maximum <br />development of the subject property under the proposed MD -1 <br />land use designation could generate an additional 1600 average <br />annual daily trips (AADT). <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Ut11 7 f PS <br />The County is installing a water main along State Road 60.
