tourists, collectors, design clientele and similar specialized user
<br />groups, and offering goods not generally available in convenience or
<br />shoppers goods establishments.
<br />SCHOOL, PRIMARY AND/OR SECONDARY. A private, or public, or not for
<br />profit institution conducting regular academic instruction at
<br />kindergarten, elementary, and secondary levels, operated by a govern-
<br />mental or non-governmental organization, which is licensed by the
<br />State of Florida.
<br />SCHOOL, BUSINESS AND/OR COLLEGIATE (INCLUDING VOCATIONAL OR TRADE
<br />SCHOOL). A private, public, or other non-profit institution conduct-
<br />ing educational programming for business, vocational, collegiate, or
<br />post -graduate levels, operated by a governmental or non-governmental
<br />organization, which is licensed by the State of Florida.
<br />SCREENING. A method of visually shielding or obscuring one abutting
<br />or nearby structure or use from another by fencing, walls, berms or
<br />densely planted vegetation.
<br />SETBACK. The minimum horizontal distance between the front, rear or
<br />side lines of the lot and the front, rear or side lines of the build-
<br />ing including porches, carports, and accessory uses subject to yard
<br />encroachment provisions of §25 B of this Zoning Ordinance. For lots
<br />fronting on curvilinear streets the front setback shall be measured
<br />from a line perpendicular to the chord line to the nearest point of a
<br />structure. When two (2) or more lots under one (1) ownership are
<br />used, the exterior property lines shall be used in determining set-
<br />backs.
<br />SHOPPING CENTER. A group of retail stores, planned and developed for
<br />the site upon which they are built.
<br />SHORELINE. The mean high water line for tidal water bodies and
<br />_ordinary high water for fresh water bodies. _
<br />SPECIAL EXCEPTIONS. A special exception is a use that would not be
<br />appropriate generally or without restriction throughout a particular
<br />zoning district but would, if controlled as to number, area, location
<br />or relation to the neighborhood, be appropriate.
<br />STABLE, NON-COMMERCIAL. A boarding facility for horses housing no
<br />more than one 1 horse per acre of land area. The horse, boarding
<br />facility, and land area shall be held under the same ownership. No
<br />boarding shall be provided in exchange for a remuneration nor shall
<br />the horses be offered for hire or sale (Cross reference: §25.1 (A10).
<br />STABLE, COMMERCIAL. Any premises which provides boarding for horses
<br />for a fee and/or where horses are available for rent or sale to the
<br />general public.
<br />STORY. That portion of a building included between the surface of any
<br />floor and the surface of the next floor above it, or if there be no
<br />floor above it, thence the space between such floor and ceiling next
<br />above it.
<br />STREET. A public or private right-of-way which affords the principal
<br />means of access to abutting property.
<br />STREETLINE. A dividing line between a lot, tract or parcel of land
<br />and -a contiguous street.
<br />STRUCTURE. Anything constructed or erected with a fixed location on
<br />the ground, or attached to something having or requiring a fixed
<br />location on the ground. Among other things, structures shall include
<br />buildings, mobile homes, walls, fences and signs, paving, sidewalks,
<br />and utility transmission towers.
<br />STRUCTURAL ALTERATIONS. Any substantial change, except for repair or
<br />replacement, in the supporting members of a building, such as bearing
<br />walls, columns, beams or girders, floor joists or roof joists.
