Kea ing, AICP <br />Planning & Development Director <br />SULLIVAN REQUEST TO RE- <br />ZONE 1.95 ACRES FROM <br />C-lA, RESTRICTED COMM- <br />ERCIAL DISTRICT, TO <br />C-2, HEAVY COMMERCIAL <br />DISTRICT <br />FROM: Richard Shearer, AICP REFERENCES: Sullivan <br />Chief, Long -Range Planning DISC:CHIEF <br />It is requested that the data herein presented be given <br />formal consideration by the Board of Cunty Commissioners at <br />their regular meeting of June 5, 1985. <br />DESCRIPTION & CONDITIONS <br />Charles A. Sullivan, Sr., a part owner and agent for the four <br />other owners, is requesting to rezone 1.95 acres located east <br />of Old Dixie Highway, south of 8th Street, and north of 6th <br />Street, from C-lA, Restricted Commercial District, to C-2, <br />Heavy Commercial District. <br />The applicants intend to develop and redevelop this property <br />for warehouses, storage facilities, and commercial buildings. <br />Since June of 1984, the Board of County Commissioners has <br />approved seven requests to rezone approximately 112 acres of <br />land south of the subject property on the east side of Old <br />Dixie Highway from C-lA, C-1, Commercial District, and M-1, <br />Restricted Industrial District, to C-2. <br />On April 25, 1985, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site <br />and surrounding areas, potential impacts on the transporta- <br />tion and utility systems, and any significant adverse impacts <br />on environmental quality. <br />Existing Land Use Pattern <br />The subject property contains the Center Line Marking Company <br />Rap, Pak Drywall Company, Bea's child care, Lige's welding and <br />repair, East Coast Trenching, Windward Yachts, B.J.s Fresh <br />Produce, a mobile home, and vacant lots. North of the <br />subject property is Meiser Construction and vacant lots zoned <br />C-lA. East of the subject property is vacant land. South of <br />the subject property are vacant lots, a body shop and wrecker <br />service zoned C-lA. West of the subject property, across Old <br />Dixie Highway, are vacant lots and single-family dwellings <br />zoned RS -6, Single -Family Residential District (up to 6 <br />units/acre). Further west are multiple -family dwellings, <br />single-family attached dwellings, and vacant lots zoned RM -8, <br />Multiple -Family Residential District (up to 8 units/acre). <br />32 <br />
