Initiated Rzng. <br />Chief, Lona -Range Planning DISC: CHIEF <br />It is requested that the data herein presented be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting of June 5, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to rezone <br />1.45 acres located east of Old Dixie Highway and north of <br />6th Street from C-lA, Restricted Commercial District, and <br />M-1, Restricted Industrial District, to C-2, Heavy Commer- <br />cial District. <br />Since June of 1984, the Board of County Commissioners has <br />approved seven requests to rezone approximately 112 acres of <br />land south of the subject property from C -1A, C-1, Commer- <br />cial District, and M-1 to C-2, Heavy Commercial District. <br />On April 25, 1985, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site <br />and surrounding areas, potential impacts on the transpor- <br />tation and utility systems, and any significant adverse <br />impacts on environmental quality. <br />Existing Land Use Pattern <br />The subject property contains a body shop,.. -a wrecker <br />service, a house and vacant lots zoned C-lA and a vacant lot <br />zoned M-1. North of the subject property are Center Line <br />Marking Company, Rap Pak Drywall Company, Bea's Child Care, <br />and Lige's Welding and Repair zoned C-lA. East of the <br />subject property is undeveloped land and junk storage on <br />property zoned M-1. South of the subject property is <br />undeveloped land zoned C-2. West of the subject property, <br />across Old Dixie Highway, are vacant lots zoned RS -6, <br />Single -Family Residential District (up to 6 units/acre). <br />Further west are multiple -family dwellings in an RM -8, <br />Multiple -Family Residential District (up to 8 units/acre). <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />all of the land around it as part of the U.S. 1 MXD, Mixed - <br />Use Corridor (up to 6 units/acre). The MXD land use <br />designation allows residential, commercial, or industrial <br />land uses which will be regulated by the zoning ordinance <br />based on the predominant land use in the area.
