r <br />JUN <br />5 195 BOOK F° GE 9 <br />the word "contiguous" were taken out because if you have six <br />acres and you are the first to apply, you would get it all. <br />Commissioner Scurlock agreed it would encourage a lot of <br />speculation with people running out and buying up six acre <br />parcels. <br />Commissioner Wodtke noted that Attorney Caldwell is talking <br />about two different sides of an intersection, and he felt that <br />what they are talking about is a major intersection situation, <br />which, in his opinions is outside the realm of a neighborhood <br />node. <br />Commissioner Scurlock agreed, noting that when he thinks of <br />a neighborhood node, he thinks of a convenience store or a <br />laundromat. <br />Director Keating pointed out that the Board does have the <br />opportunity to consider a Comprehensive Plan amendment to put a <br />major node at any of these intersections. He further noted that <br />the uses in neighborhood nodes are limited to personal services, <br />etc. He commented that a suggestion was made that possibly we <br />should eliminate neighborhood nodes altogether, and that might <br />not be a bad idea. <br />Nancy Offutt took the floor speaking as vice chairman of the <br />CIMC (Construction Industry Management Council). She informed <br />the Board that the organization does not take a position on <br />neighborhood commercial nodes, but the point she would like to <br />address is Commissioner Bowman's suggestion about considering the <br />compatibility of function and appearance. Mrs. Offut did agree <br />as to requiring compatibility of function, but would caution <br />about legislating appearance as there could be so much involved <br />in establishing a node and a developer could encounter so many <br />problems that it probably would not ever materialize. Mrs. <br />Offutt further pointed out that if the function of a neighborhood <br />node is to service the neighborhood, it is more pedestrian <br />oriented, and she did not believe pedestrians will cross a major <br />highway. <br />52 <br />
