O'NEAL, JR. <br />SUBJECT PROPERTY: LOTS 3, <br />4, 5, 11, AND 12, BLOCK 2 <br />SEBASTIAN GROVE ESTATES <br />SUBDIVISION <br />FROM: Betty REFERENCES: RE/O'Neal <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 19, 1985. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Thomas L. O'Neal, Jr. owner <br />of the subject property, for release of the side lot 3' ease- <br />ment of Lots 4, 5 and 12, Block 2, Sebastian Grove Estates; <br />together with the rear lot 5' easement of Lots 5 and 12 and 11, <br />Block 2, Sebastian Grove Estates and the westerly 45 feet of <br />the rear lot 5' easement of Lot 4, Block 2, Sebastian Grove <br />Estates; and the westerly 3' side lot easement of Lots 3 and <br />11, Block 2, Sebastian Grove Estates. These lots vary in size <br />from 60' in width to 110' in width with an average depth of <br />Approximately 85'. Mr. O'Neal's intention is to consolidate <br />the lots into two larger building sites meeting the criteria of <br />the M-1, zoning district for construction of warehouse <br />complexes on the sites. Further, the applicant has warranted <br />that if the Release of Easements is granted, he will grant a <br />10' wide easement along the easterly boundary of Lot 11, <br />continuing directly south through Lot 4, Block 2, Sebastian <br />Grove Estates for drainage of the subject property. <br />The current zoning classification is M-1, Restricted Industrial <br />District. The property is located within the Commercial <br />Industrial Node, just to the south of Sebastian City limits. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Jones Intercable, and the Utility and Right-of- <br />way Departments. Based upon their review, there were no <br />objections to release of the easements. The zoning staff <br />analysis, which included a site visit, showed that drainage <br />would be adequately handled on-site. <br />RECOMMENDATION: <br />Staff recommends to the Board, through adoption of a resolu- <br />tion, the release of the side lot 3' easement of Lots 4, 5 and <br />12, Block 2, Sebastian Grove Estates; together with the rear <br />9 <br />BOOK 1 P,A F� 7 <br />
