Goetzfried Subdivision <br />Chief, Current Development <br />FROM: Stan Boling REFERENCES: <br />4.6% Staff Planner <br />It is requested that the data herein presented to given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on June 26, 1985. <br />DESCRIPTIONS AND CONDITIONS: <br />Old Sugar Mill Estates Unit 5 is a .6 lot, + 4.4 acre <br />subdivision phase located on the north side of 12th Street, <br />west of 43rd Avenue. The property is zoned RS -3 (Residential <br />Single Family up to 3 units/acre) and has a LD -1 (Low Density <br />Residential up to 3 units/acre) land use designation. The <br />proposed building density is + 1.36 units/acre. <br />At their regular meeting of May 23, 1985, the Planning and <br />zoning Commission granted preliminary plat approval to Unit 5, <br />subject to the condition (as recommended by staff) that the <br />applicant dedicate 50 feet of additional right-of-way along the <br />12th Street frontage of Unit 5. Although the Commission did <br />not feel that the requirement was fair, they felt obligated to <br />ensure that the plat would' be in conformance with the <br />right-of-way widths called for in the comprehensive plan and <br />the subdivision ordinance. <br />29 <br />JUN 2 A 1985 BOOK <br />
