Kea ing ICP DISTRICT, TO RM -10 <br />Planning & De elopment Director MULTIPLE -FAMILY <br />RESIDENTIAL DISTRICT <br />FROMiar a shearer, AICP REFERENCES: zC-139 BCC Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of July 17, 1985. <br />DESCRIPTION & CONDITIONS <br />Willie C. Reagan, a part owner and agent for the other owners, is <br />requesting to rezone 1.54 acres located south of 49th Street <br />(Lindsey Road) and 120 feet .west of 35th Avenue from RS -6, <br />Single -Family Residential District (up to 6 units/acre), to <br />RM -10, Multiple -Family Residential District (up to 10 <br />units/acre). <br />The applicant intends to develop the subject property for tri- <br />plexes or other residential uses. <br />On June 13, 1985, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The -analysis will include a descrip- <br />tion of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North .of the subject <br />property is undeveloped property zoned A, Agricultural District, <br />and a mobile home park zoned RMH-8, Mobile Home. Residential <br />District (up to 8 units/acre). East of the subject property are <br />single-family, multiple -family, and duplex dwellings zoned RM -10. <br />South of the subject is a duplex zoned RS -6. West of the subject <br />property is undeveloped land zoned RS -6. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land east, south, and west of it as part of the Gifford MXD, <br />Mixed -Use District (up to 14 units/acre).
