The maximum <br />development of the subject property under RM -10 zoning could <br />generate up to 105 average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally sensi- <br />tive nor is it in a flood -prone area. <br />Utilities <br />A County water main runs along the south side of 49th Street <br />almost to the east property- line of the subject property. A <br />County force main sewer line is located 150 feet east of the <br />subject property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Vice.Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the Public Hearing. <br />Commissioner Bowman asked what will happen when the land to <br />the west of this tract is developed as she understood they do not <br />have a right of way. <br />Mr. Shearer explained that they have a 300 ft. easement on <br />the west end of this property which they would set aside and they <br />feel that the owner of the property immediately to the west would <br />do likewise. <br />24 <br />
