Keati,4ig,,AZCP <br />Planning & Development Director <br />PATRICIAN ENTERPRISES, <br />INC., REQUEST TO REZONE <br />10 ACRES FROM RS -1, <br />SINGLE-FAMILY RESIDENTIAL <br />DISTRICT, TO RM -10, <br />MULTIPLE -FAMILY <br />RESIDENTIAL DISTRICT <br />FROM: 0 REFERENCES: <br />Richard Shearer, AICP ZC-135 BCC Memo <br />rhi eLf T nncr-Range pl anni ncr CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of July 17, 1985. <br />DESCRIPTION & CONDITIONS <br />Patrician Enterprises, Inc., the owner, is requesting to rezone 10 <br />acres located 1/4 mile east of 6th Avenue and 330 feet south of <br />the proposed extension of 10th Street, from RS -1, Single -Family <br />Residential District (up to 1 unit/acre), to RM -10, Multiple - <br />Family Residential District (up to 10 units/acre). <br />On June 13, 1985, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the applica- <br />tion will be presented. The analysis will include a description <br />of the current and future land uses of the site and surrounding <br />areas, potential impacts on the transportation and utility <br />systems, and any significant adverse impacts on environmental <br />quality. <br />Existing Land Use Pattern <br />The subject property and the land north, south and east of it is <br />undeveloped and zoned RS -1. West of the subject property is <br />Waverly Place, a condominium development zoned RM -10. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all of <br />the land around it as MD -2, Medium -Density Residential 2 (up to 10 <br />units/acre). The proposed rezoning is in conformance with the <br />Comprehensive Plan and is consistent with the RM -10 zoning west of <br />the subject property. <br />28 <br />
