Transportation System <br />The subject property is in the Indian River Boulevard Corridor, <br />but does not currently have direct access to a County road. The <br />maximum development of the subject property under RM -10 zoning <br />could generate up to 700 average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive. However, all of the subject property is in an A-10 <br />flood hazard zone which includes areas within the 100 year flood <br />plain. The west half of the subject property has a flood <br />elevation of 6, while the east half of the property has a flood <br />elevation of 7. <br />Utilities <br />County water is available in this area. County wastewater facil- <br />ities are not available. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the Public hearing. <br />Commissioner Bowman questioned whether it is wise to put 10 <br />units per acre into a single family area. <br />Mr. Shearer explained that staff believed this is just the <br />first of many rezonings in this corridor as owners of property to <br />the north and south have indicated similar plans. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Bowman, the Board unanimously (4-0) adopted <br />Ordinance 85-61, rezoning 10 acres from RS -1, Single <br />Family Residential District, to RM -10, Multiple -Family <br />Residential District, as requested by Patrician <br />Enterprises, Inc. <br />29 <br />BOOK t� u% <br />
