Keating, A CP DISTRICT, TO C-1 COMMERCIAL <br />DISTRICT <br />FRO""hichard Shearer, AICP REFERENCES: ZC-143 BCC Memo/Dean <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regulax meeting of August 7, 1985. <br />DESCRIPTION & CONDITIONS <br />John Dean, an agent for Resort Condominium Resales, Inc., the <br />owner, is requesting to rezone 2.14 acres located approximately <br />900 feet south of Oslo Road on the west side of U.S. 1 from M-1, <br />Restricted Industrial District, to C-1, Commercial District. <br />The owner intends to develop this property for offices and other <br />commercial uses. <br />On June 27, 1985, the Planning and Zoning Commission voted 5 -to -0 <br />- to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property and the properties south of it are un- <br />developed. North of the subject property is a flea market, a <br />furniture store and undeveloped land zoned M-1. East of the <br />subject property, across U.S. 1, is a mobile home park zoned <br />RMH-8, Mobile Home Residential District (up to 8 units/acre). <br />West of the subject property is the F.E.C. railroad. Further <br />west is undeveloped land zoned M-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land north, south, and west of it as part of the U.S. 1 MXD, <br />Mixed -Use Corridor (up to 6 units/acre). The land east of the <br />subject property is generally designated as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). However, there is an 80 acre <br />commercial node at the intersection of U.S. 1 and Oslo Road.
