AUG 7 1985 <br />BOOK 61 f',�jr 793 <br />The Comprehensive Plan states that commercial and industrial uses <br />are anticipated to utilize the majority of the land area within <br />the U.S. 1 Mixed Use Corridor. Based on this policy and the fact <br />that this property will probably abut the commercial node at <br />U.S. 1 and Oslo Road, this request is in conformance with the <br />Comprehensive Plan and consistent with the future zoning of this <br />area. <br />Transportation System <br />The subject property has direct access to U.S. 1 (classified as <br />an arterial street on the Thoroughfare Plan). The maximum <br />development of the subject property under C-1 zoning could <br />attract up to 1,897 average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally sensi- <br />tive nor is it in a flood -prone area. <br />TT4-i 1,4 -,oma. <br />A 10 inch watermain runs along the east side of U.S. 1 south of <br />Oslo Road. County wastewater facilities are not available. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Commissioner Bird emphasized that we have an opportunity to <br />do something really outstanding in that U.S. #1 corridor. If we <br />don't, he believed we will end up with something similar to all <br />the curb cuts St. Lucie County has along their stretch of the <br />highway and he felt that situation should be avoided. <br />Planning & Development Director Robert Keating advised that <br />the new Site Plan Ordinance has specific provisions to address <br />that problem. <br />Vice Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. <br />John Dean, project architect, advised that he would be glad <br />to answer any questions. There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the Public Hearing. <br />19 <br />
