BOOK 61 F -'GF 775 <br />part of the U.S. 1 MXD, Mixed -Use Corridor (up to 6 units/acre). <br />In addition, there is a 150 acre commercial/ industrial node at <br />the intersection of U.S. 1 and County Road 510 (Wabasso Road) <br />located approximately one-half mile north of the subject <br />property, and there is a 50 acre commercial/ industrial node at <br />the intersection of U.S. 1 and Hobart Road located approximately <br />one-half mile south of the subject property. <br />During the spring of 1984, the staff prepared a• tentative <br />boundary for the U.S. 1 and Wabasso Road node representing 150 <br />acres. This tentative boundary included the subject property. <br />Transportation System <br />The subject property has direct access to U.S. 1 (classified as <br />an arterial street on the Thoroughfare Plan), 81st Street (clas- <br />sified as a secondary collector street) and 81st Place (class- <br />ified as a local street). The maximum development of the subject <br />property under C-lA zoning could attract up to 924 average annual <br />daily trips. <br />Environment <br />The subject property is not designated as environmentally sensi- <br />tive nor is it in a flood -prone area. <br />Utilities <br />The subject property is not served by County water and wastewater <br />facilities. <br />RECOMMENDATION -- <br />Based on the above analysis, particularly the facts that the <br />subject property contains an existing business, can be included <br />in the U.S. 1 and Wabasso Road node and considering the Planning <br />and Zoning Commission's recommendation, staff recommends <br />approval. <br />The Vice Chairman asked if anyone present wished to be <br />heard. There were none. <br />ON MOTION By Commissioner Wodtke, SECONDED by <br />Commissioner Bird, the Board unanimously (4-0) <br />closed the public hearing. <br />Commissioner Bird questioned whether the property involved <br />is .88 of an acre or 3.88 acres as it is a long advertisement, <br />and the body of the memo states that it is 3.88 acres. <br />Planner Shearer confirmed that it is advertised for .88 of <br />an acre, and the 3.88 set out in the body of the memo is in- <br />correct; it does involve less than an acre. <br />Questions ensued as to who draws up the legal descriptions <br />and who checks to be sure they are accurate. <br />24 <br />
