Keatin , P ACRES FROM RM -8 TO C-lA <br />Planning & Development Director <br />FROMRicchard Shearer, AICP REFERENCES: ZC-144&145 BCC Memo <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 21, 1985. <br />DESCRIPTION & CONDITIONS <br />Reflections on the River, Inc., the owner, is requesting to <br />rezone 2.33 acres located east of U.S. 1 and south of Schumann <br />Drive from C-lA, Restricted Commercial District, to RM -6, <br />Multiple -Family Residential District (up to 6 units/acre), and to <br />rezone 1.24 acres located east of U.S. 1 and north of Schumann <br />Drive from RM -8, Multiple -Family Residential district (up to 8 <br />units/acre), to C -1A, Restricted Commercial District. <br />This request is to rearrange the commercial zoning lying between <br />U.S. 1 and the approved residential portion of Reflections on the <br />River. Reflections has an existing neighborhood commercial node <br />of 7.6 acres designated in 1982. <br />On July 11, 1985, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the .transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property is undeveloped land zoned C-lA, Restricted Commercial <br />District. East of the subject property is the multiple -family <br />part of Reflections which is currently under construction and <br />zoned RM -8. South of the subject property are single-family <br />dwellings, a real estate office, and a photographer's studio <br />zoned C -1A. West of the subject property, across U.S. 1, are <br />single-family dwellings, a church, and a real estate office. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as LD -2, <br />Low -Density Residential 2 (up to 6 units/acre), and Neighborhood <br />Commercial Node. The land north, south and east of the subject <br />property is designated as LD -2.
