This proposed rezoning will concentrate their <br />neighborhood commercial node, at the center of the development <br />along U.S. 1 and surround the commercial uses with multiple - <br />family development on three sides. In addition, this proposed <br />rezoning will reduce the amount of commercial zoning by 1.33 <br />acres from 7.6 acres to 6.27 acres. <br />Transportation System <br />The subject property has direct access to U.S. 1 (classified as <br />an arterial street on the Thoroughfare Plan). Under the existing <br />zoning, the subject property could generate up to 1,743 average <br />annual daily trips (AADT) and attract up to 7,275 AADT for -a <br />total of 9,018 AADT. Under the proposed zoning, the subject <br />property could generate up to 1,778 AADT and attract up to 5,917 <br />for a total of 7,695 AADT. <br />Environment <br />The subject property is not designated as environmentally sensi- <br />tive nor is it in a flood -prone area. <br />TT'f"l 1 i t'l Pc <br />County water and wastewater facilities are not available for the <br />subject property. Water and wastewater service will be provided <br />by General Development Utilities. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />25 <br />M M M <br />
