PRIOR TO COMPLETION OF <br />PROJECT <br />The Board reviewed the following memo dated 8/20/85: <br />TO:-- The Honorable Members of the DATE: August 20, 1985 FILE: <br />Board of County Commissioners <br />Request By <br />THROUGH Development Company of America <br />Michael Wright,SUBJECT: For County to Issue Certificates of <br />County Administrator Occupancy at Ryanwood Shopping <br />Center (NE Corner of SR 6and <br />Kings Highway) Prior to Rings <br />Highway Being Widened to 5 Lanes <br />FROM: James W. Davis, P.E. , REFERENCES: Letter from D.P. Spilotros <br />Public Works Director to Indian River County dated <br />July 16, 1985 <br />DESCRIPTION AND CONDITIONS <br />The Public Works Division staff met with Dennis Spilotros, Senior Vice <br />President of Shopping Center Development Company of America, bn August 19, 1985 <br />for the purpose of detailing the Developers proposal to obtain Certificates of <br />Occupancy for certain stores at Ryanwood Shopping Center prior to completing 5 <br />lane widening improvements along the projects' Kings Highway frontage. The <br />pertinent data and Developer's proposal is as follows: <br />Project: Ryanwood Shopping Center <br />Location: NE Corner of SR 60 and Kings Highway (58th Avenue) <br />Project Data:. 108,425 S.F. Commercial Shopping Center <br />47 Retail Stores <br />Required Off Site <br />Transportation Improvements: at the time of Site PlanApproval (6-28-84) <br />See Figure 1 (Kings Highway) & Figure 2 <br />Revised Offsite Improvements presented to TPC and BCC Sept. 6, 1984: <br />See Exhibit 1 memo dated Sept. 6, 1984 to TPC <br />Developer's Request <br />The developer is requesting the following Certificate of Occupancy <br />dates prior to Kings Highway improvements being coupleted. All other on site <br />improvements are scheduled to be complete: <br />Oct. 31, 1985 <br />Publix 39,795 S.F. <br />Walgreens 13,000 S.F. <br />52,795 S.F. <br />A Certificate of Occupancy is requested at this time so that the <br />stores can be stocked.
