Commissioner Bird felt we should scratch the date and just <br />require that they have to get the permit, and this was agreed. <br />He then asked what the understanding was with regard to what the <br />developer's agreement is going to say in regard to the 8 tenants <br />and possibly more that will be coming on board. <br />Vice Chairman Scurlock felt that is the big decision - <br />whether or not we can feel comfortable with staff's <br />recommendation that 1/3 of the space can be leased and occupied <br />and not create a dangerous situation, or 1/2, or what? <br />Commissioner Wodtke noted that half is just Publix and <br />Walgreens. He realized that is the economic key for them, but <br />felt certain that if we start allowing other to get in there <br />before the season, it's going to be a big traffic hassle with two <br />policemen out on SR -60. <br />Vice Chairman Scurlock asked if he would recommend we only <br />allow occupancy of Publix & Walgreens 52,795 sq. ft, prior to <br />road improvements, and Commissioner Bird asked about the other <br />six. <br />Commissioner Wodtke felt if you allow those six, you'll have <br />41 others. <br />Mr. Spilotros stated the point is that they have signed <br />leases with these six individuals now; they are planning on doing <br />fixturing when the C.O. is received. They need to get in before <br />the season, and they -are not a traffic impact. <br />Commissioner Wodtke asked if he was saying that Public and <br />Walgreens generate all the traffic and the 45 other stores won't <br />generate any traffic. <br />Mr. Spilotros did not believe they will have 47 stores <br />leased between now and the time the roadwork is completed.
