Dale Sorenson, Charles J. <br />Bradshaw, and R. William Becker, the owners, is requesting to <br />rezone 3 acres located south of State Road 60 and west of 74th <br />Avenue (Range Line Road) from RM -6, Multiple -Family Residential <br />District (up to 6 units/acre) to C -1A; Restricted Commercial <br />District. <br />The applicants are requesting that this property be designated as <br />a neighborhood commercial node. <br />On June 5, 1985, the Board of County Commissioners adopted an <br />amendment to the Comprehensive Plan which established criteria <br />for the establishment of neighborhood commercial nodes. On June <br />12, 1985, the Board rezoned three acres located at the northwest <br />corner...of :State Road 60 and 74th Avenue (immediately north of the <br />subject -property) from RM -8, Multiple -Family Residential Dis- <br />trict, to C -1A, Restricted Commercial District. Before approving <br />the rezoning, the Board determined that they would review all <br />neighborhood node applications received prior to June 5, 1985, <br />under the neighborhood node criteria contained in the Comprehen- <br />sive Plan prior to the amendment adopted on June 5, 1985. That <br />criteria provides for the establishment of neighborhood commer- <br />cial nodes of 2 -to -8.. acres in size to supplement the general <br />commercial nodes. However, these nodes were not to contribute to <br />strip commercial development which would be contrary to the <br />provisions of the Comprehensive Plan. <br />Since the Sorenson/Bradshaw/Becker request was submitted on May <br />28, 1985, it was reviewed under the provisions of the neighbor- <br />hood node criteria originally included within the comprehensive <br />plan. On June 27, 1985, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property and the land south and west of it is cur- <br />rently being.used as pasture land.
