Node <br />Long -Range Planning Section ROBERT <br />It is requested that the data herein presented be given formal consid- <br />eration by the Board of County Commissioners at their regular meeting <br />of September 18, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish bound- <br />aries for the 80 acre commercial node at the intersection of Oslo Road <br />and U.S. Highway # 1. <br />On September 12, 1984, the Board of County Commissioners adopted an <br />amendment to the text of the land use element of the Comprehensive <br />Plan which provided for establishing node boundaries for each of the <br />nodes as generally depicted on the land use map and described in the <br />text of the land use element of the Comprehensive Plan. <br />--On August 22, 1985 the Planning and Zoning Commission voted 5 -to -0 to <br />recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the factors used to determine the <br />proposed node boundary is presented. The analysis includes a descrip- <br />tion of the current and future land uses of the node, and physical and <br />environmental conditions. <br />The proposed boundary for the Oslo Road/U.S. Highway # 1 node was <br />prepared based on the following criteria: <br />1. The general description and size constraint of the <br />node as described in the text of the land use element; <br />2. The existing commercial uses in the general area of <br />the node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Physical considerations; and <br />6. Environmental constraints. <br />All of the nodes are generally described in the Comprehensive Plan. <br />The U.S. Highway # 1/Oslo Road node is described as: = <br />"There is an eighty (80) acre commercial node located <br />at the U.S. Highway # 1 and Oslo Road intersection." <br />56 <br />
