Node <br />Staff Planner, Long -Range Planning JEFF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of September 18, 1985. <br />DESCRIPTION & CONDITIONS - <br />The Planning Department is initiating a request to establish bound- <br />aries for the fifty (50) acre commercial node located at Oslo Road <br />and 27th Avenue. <br />On September 12, 1984, the Board of County Commissioners adopted an <br />amendment to the text 'of the land use element of the Comprehensive <br />Plan which provided for establishing boundaries for each of the nodes <br />as generally depicted on the Land Use Map and generally described in <br />the text of the -land use element of the Comprehensive Plan. <br />On August 23, 1985, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of the proposed boundaries of the Oslo Road and <br />27th Avenue commercial node. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Oslo Road and 27th Avenue commercial <br />node were prepared based on the following criteria: j <br />1. The general description and size constraint of the <br />node as described in the text of the land use element. <br />2. The existing commercial uses in the general area of the <br />node. <br />3. The existing zoning pattern; <br />4. Property boundaries; and <br />5. Environmental considerations. <br />All of the nodes are generally described in the Comprehensive Plan. <br />The Oslo Road and 27th Avenue node is described as: <br />"A fifty (50) acre commercial node is located at the <br />intersection of 27th Avenue and Oslo Road." <br />All of the property proposed for inclusion in the node is currently <br />zoned C-1, except for one property in the northwest section of the <br />proposed node area. This one property extends further north than the. <br />600 foot boundary of the C-1 zoning district along Oslo Road. As <br />proposed, the node boundary excludes the mobile home park located at <br />the southeast corner of the intersection. All of the other quadrants <br />of the Oslo Road/27th Avenue intersection are recommended for <br />63 <br />SEP 18 1985 <br />BOOZE Fl4U- � o d <br />
