<br />It is requested that the data herein presented be given formal consid-
<br />eration by the Board of County Commissioners at their regular meeting
<br />of October 2,1985.
<br />DESCRIPTION & CONDITIONS
<br />Robert E. Briggs, an agent for Vero Sand Pines, the owner, is request-
<br />ing to rezone 203 acres located west of the Florida East Coast Rail-
<br />road, east of Lateral G Canal, and north of the North Relief Canal
<br />from LM -1, Light Manufacturing District, B-1, Planned Business Dis-
<br />trict, A, Agricultural District, RS -6 Single -Family Residential
<br />District, and RM -6, Multiple -Family District, to RM -4, Multiple -Family
<br />Residential District.
<br />The owner intends to develop this property and some adjacent property
<br />already zoned RM -4 for a golf course and club house.
<br />On August 22, 1985, the Planning Commission voted 5 -to -0 to recommend
<br />approval of this request.
<br />ALTERNATIVES & ANALYSIS
<br />In this section, an analysis of the reasonableness of the application
<br />will be presented. The analysis will include a description of the
<br />current and future land use of the site and surrounding areas, poten-
<br />tial impacts on the transportation and utility systems, and any
<br />significant adverse impacts on environmental -quality.
<br />Existing Land Use Pattern
<br />Currently the subject property is undeveloped. East of the subject
<br />property across the F.E.C. Railroad and Old Dixie Highway, the predom-
<br />inant land use is industrial. A field survey conducted by the staff
<br />identified the following industrial uses: Coastal'- Corrugated Pipe,
<br />White Aluminum Products, Blasting Kings, Phil -Ron Fiberglass, Inc.,
<br />Bobos Cabinet Works, two storage yards, and a storage building, zoned
<br />M-1, Restricted Industrial District, and three (3) single-family
<br />residences zoned RM -4, Multiple -Family Residential District. South of
<br />the subject property is undeveloped land zoned M-1, Restricted Indus-
<br />trial District, and A, Agricultural District. West of the subject
<br />property is the Bent Pines Golf Course, zoned RM -4,. Multiple -Family
<br />Residential District. North of the subject property is undeveloped
<br />land zoned RS -6, Single -Family Residential District, and M-1, Re-
<br />stricted Industrial District.
<br />Future Land Use Pattern
<br />The Comprehensive Plan designates most of the subject property as
<br />LD -2, Low -Density Residential 2 (up to 6 units per acre), a land use
