MEMO <br />rhiref_ Tnng-Range planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 23, 1985. <br />DESCRIPTION & CONDITIONS <br />Grand Harbor, Inc., an agent for the owners, is requesting to <br />amend the Comprehensive Plan by enlarging the U.S. 1 and North <br />Gifford Road Commercial/Industrial node from 50 acres to 85 acres <br />and by creating a 65 acre Tourist Commercial node on the west <br />side of the Indian River at the approximate intersection of 49th <br />Street, extended. Also included in this request, is a proposal <br />to reduce the size of the commercial node at U.S. 1 and the <br />extension of Storm Grove Road from 80 acres to 10 acres. In <br />addition, the applicant is requesting to rezone approximately 235 <br />acres from C-lA, Restricted Commercial District, RS -6, Sin- <br />gle -Family Residential District, and RS -1, Single -Family Residen- <br />tial District, to RMh6, Multiple -Family Residential District (up <br />to 6 units/acref for a residential/golf. course development; to <br />;-rezone 19.29 acres from C-lA and RM -6 to CL, Limited Commercial <br />District for, an office park; to rezone 60.73 acres from RS -1, <br />RS -6, and RM -6, to CG, General Commercial District for a resort <br />commercial area; to rezone 28.38 acres from C-lA and RM -6 to CG, <br />for a shopping center; and to rezone 3.25 acres from RM -6 -to CG <br />for a commercial marina. <br />On October 17, 1985, the Planning and Zoning Commission con- <br />sidered these requests and made the following recommendations: <br />Comprehensive Plan Amendment Requests: <br />1) Enlarge the commercial/industrial node located east of <br />U.S. 1 between North Gifford and South Gifford Roads from <br />50 acres to 85 acres; Voted 4 -to -0 to recommend approval; <br />2) Create a 65 acre tourist/commercial.node on the west side <br />of the Indian River at the approximate intersection of <br />48th Street; Voted 3 -to -1 to recommend approval; <br />3) Reduce the size of the Storm Grove Road and U.S. 1 <br />commercial node from 80 acres to 10 acres; Voted 4 -to -0 <br />to recommend approval. <br />Rezoning Requests: <br />The Planning and Zoning Commission voted 4 -to -0 to recommend <br />approval of each of the five rezoning requests. <br />411 <br />
