Keats , P <br />Plaing & ev lopment Director <br />FROM: ar es eath REFERENCES: R&A Garrison <br />Code Enforcement Office DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 23, 1985. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Raymond H. & Angela M. <br />Garrison, owners of subject property, for release of the 3 foot <br />easements on the common side lot lines of Lots 17 and 18, Block <br />11, Tropic Colony, Unit #3. Lots 17 and 18, Block 11, Tropic <br />Colonly, Unit #3 are found in Plat Book 4, Page 38, of the <br />Public Records of Indian River County, Florida. These lots <br />have dimensions as follows: <br />Lot 17 - 75 feet x 131 feet <br />Lot 18 - 50.37 feet x 131 feet x 101.98 feet x 139.86 feet <br />It is the Garrisons' intention to construct an attached garage <br />to their single family residence, on these lots. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Vero Beach <br />Power Company, Florida Cablevision, the County Utility <br />Department, and the County Right -of -Way Department. None of <br />the agencies had objections to the release of easements. The <br />zoning staff analysis, which included a site visit, showed the <br />drainage would be adequately handled by the existing front and <br />rear swales. <br />It is the Staff's opinion that to release the side lot 3 foot <br />utility and drainage easements, being the southerly 3 feet of <br />Lot 18, and the northerly 3 feet of Lot 17, Tropic Colony <br />Subdivision, Unit #3, would have no adverse effect. <br />RECOMMENDATION: <br />Staff recommends to the Board, through adoption of a <br />resolution, the release of the side lot 3 foot utility and <br />drainage easement being the southerly 3 feet of Lot 18, and the <br />northerly 3 feet of Lot 17, Block 11, Tropic Colony <br />Subdivision, Unit #3, Plat Book 4, Page 38 of the Public <br />Records of Indian River County, Florida. <br />9 <br />BOOK 62 PAGE 45 <br />
