� ® r <br />On October 10, 1985., the Board of County Commissioners held a public <br />hearing to review a county -initiated request to rezone 107 acres, <br />including the subject property, in this area from B-1 to R -2D, <br />Multiple -Family District. At that meeting, the Board rezoned only 35 <br />acres and determined that the subject property and the land east and <br />west of it should be included in the node at a future date. On <br />February 28, 1,,985, the Board adopted a Comprehensive Plan amendment <br />enlarging the node from 300 to 550 acres in order -to include the <br />subject property and the land east and west of it in the node. <br />Therefore, the request is in conformance with the comprehensive <br />plan. Moreover,. the staff anticipates that all of the land west of the <br />subject property which is zoned B-1; C-lA, Restricted Commercial <br />District; or C-1, Commercial District, will be assigned to the CG <br />zoning district in the future. <br />Transportation System <br />The subject property has direct access to State Road 60 (classified as <br />an Arterial on the Thoroughfare Plan). Under the proposed zoning, the <br />subject property could attract up to 120 Average Annual Daily Trips <br />(AADT). The projected AADT would have a minimal effect on the existing <br />level -of -service (level -of -service A) for State Road 60. <br />Environment <br />The subject property is not designated as environmentally sensitive nor <br />is it in a flood -prone area. <br />Utilities <br />County water and sewer are available for the subject property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commissions recommendation, staff recommends approval. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bird, the Board unanimously (4-0) <br />closed the public hearing. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />adopted Ordinance 85-91 rezoning 4.99 acres <br />south of SR 60 and east of 86th Avenue from <br />B-1 to CG as requested by Chauncey Hatch, Jr. <br />31 <br />NOV 6 1985 BOOK D2 F-A;F657 <br />
