Melsom, <br />Shearer <br />Planning Section <br />JOHNSON REQUEST TO REZONE <br />20.0 ACRES FROM RS -3, <br />SINGLE-FAMILY RESIDENTIAL <br />DISTRICT, TO A-1, AGRI- <br />CULTURAL DISTRICT <br />REFERENCES: <br />Staff Planner <br />ZC-153 P&Z Memo <br />ROBERT <br />It is requested that the data herein presented be given formal consid- <br />eration by the Board of County Commissioners at their regular meeting <br />of November 6, 1985. <br />DESCRIPTION & CONDITIONS <br />Barrett G. Johnson, an agent for Joy Miller, the owner, is requesting <br />to rezone 20 acres located northeast of the South -Winter Beach Road <br />and County Road 505 intersection from RS -3, Single -Family Residential <br />District (up to 3 units/acre), to A-1, Agricultural District (up to .2 <br />units/acre). <br />The applicant is requesting the rezoning to allow for the placement of <br />a 180 foot tower to carry RCC antennas. <br />On September 12, 1985, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the application <br />will be presented. The analysis will include a description of the <br />current and future land uses of the site and surrounding areas, <br />potential impacts on the transportation and utility systems, and any <br />significant adverse impacts on environmental quality. <br />Existing Land Use Pattern <br />The subject property currently contains a citrus grove. North of the <br />subject property is a citrus grove zoned RS -3. East of the subject <br />property is a single-family dwelling located on a 20 acre parcel of <br />land zoned RS -3. South of the subject property is a tree nursery <br />zoned RS -3. West of the subject property is a citrus grove zoned RFD, <br />Rural Fringe Development District (up to .4 units/acre). <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the land <br />north, east, and south of it as LD -1, Low -Density Residential 1 (up to <br />3 units/acre). The land west of the subject property is designated as <br />RR -1, Rural Residential 1 (up to .4 units/acre). <br />The proposed Agricultural zoning is in conformance with the LD -1 land <br />use designation and is consistent with the uses that surround the <br />subject property. <br />In reviewing the request for Agricultural zoning, the staff reviewed <br />the provisions of the Comprehensive Plan relative to establishing <br />agricultural zoning in an area designated LD -1.
