Goulet Jr-44REFERENCES: ALLEN REQUEST MEMO <br />Staff Planner, Long -Range Planning JEFF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 6, 1985. <br />DESCRIPTION & CONDITIONS <br />John Allen and Avanelle C. Wells, the owners, are requesting to <br />rezone eight (8) acres located on the west side of U.S. Highway <br />#1, south of Schumann Drive, from C-1, Commercial District, to <br />RM -6, Multiple -Family Residential District. <br />The applicants intend to build a single-family house on this <br />property. <br />On September 26, 1985, the Planning and Zoning Commission voted <br />3 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property contains two parcels of land. A three (3) <br />acre parcel fronting on U.S. Highway #1 has a single-family home <br />on it, and the remaining five (5) acre parcel located to the west <br />is vacant. The Whispering Palms Mobile Home Village, zoned CRVP, <br />Commercial Recreational Vehicle Park District, is located direct- <br />ly to the south, and single-family homes, zoned C-1, are located <br />to the north of the subject property. Citrus groves dominate the <br />land located on the west side of the F.E.C. Railroad. The land <br />located on the east side of U.S. #1 is predominantly vacant with <br />several grove areas.
