s � s <br />general guidelines and policies to follow when looking at future <br />rezonings in this area. <br />Chairman Lyons understood that this plan is consistent with <br />the Comp <br />Plan <br />and calls <br />for what <br />we would like to see in this <br />area, as <br />far <br />as specific <br />zoning <br />is concerned. <br />Mr. Shearer emphasized that the plan will be adopted by <br />resolution rather than ordinance. <br />Commissioner Wodtke pointed out that there is a lot of <br />history in this particular area and residents are concerned as to <br />what the future may hold. He believed this is a very good <br />interim step to try to address those concerns. <br />Chairman Lyons opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. <br />Huey Walker, speaking as chairman and trustee of the First <br />Baptist Church in Winter Beach, encouraged the Board to adopt the <br />• resolution. <br />Leonard Hatala, 5865 34th Street, owner of a piece of <br />property on North Winter Beach Road, asked if he would lose his <br />industrial zoning for the 300 feet alongside the railroad, and <br />Mr. Goulet explained that with the zoning conversion for <br />commercial areas, the first 300 feet west of the railroad is in <br />the MXD area and would remain light industrial. The rest would <br />be residential. <br />Joseph Hajdinak, owner of Mid -Coast Tire in Winter Beach, <br />explained that they built their store on a corner parcel with the <br />intention of expanding to the rear parcel at some time in the <br />future. He understood that under this Plan the property would be <br />rezoned residential and would prevent him from expanding. <br />Mr. Goulet explained that Mr. Hajdinak's property is <br />actually two separate parcels. The tire store is on the corner <br />of U.S. #1 and Quay Dock Road. The property to the rear contains <br />two residences and is adjacent and across from residential uses <br />as well.
