OV 13 19�� BOOK 62 pact 7.3® <br />Mr. Hajdinak stated that when he bought the property they <br />advised him to split it into two pieces of property so he could <br />build a tire company on the corner and rent out two existing <br />houses on the rear parcel. <br />Mr. Shearer explained that when staff looked at this area, <br />one of the main objectives was to rezone these existing <br />residential uses to residential, and that is still their <br />recommendation. He advised that when Mr. Hajdinak is ready to <br />expand, he could come in and staff could look at it again. He <br />This Plan is a guideline only, and the Board has the ability to <br />allow Mr. Hajdinak to expand if they decide that there are <br />extenuating circumstances. <br />Mr. Hajdinak understood that no property is actually being <br />rezoned today, but wished to know how the rezoning could be <br />stopped. Commissioner Bird advised that the time to object to <br />the rezoning would be during the public hearings before the <br />Planning & Zoning Commission and this Board on County -initiated <br />rezoning to residential. <br />Planning & Development Director Robert Keating explained <br />that staff has been working on a conversion table for non- <br />residential zoning districts, which will be more involved than <br />the residential zoning conversion table adopted some months ago, <br />and if this plan was adopted today, it would be very helpful in <br />that conversion process. <br />Commissioner Scurlock understood that it is staff's <br />philosophy to go ahead and allow the existing commercial uses in <br />that area to continue to operate, but wondered if there has been <br />any thought to providing additional commercial zoning in the <br />Winter Beach area. <br />Mr. Shearer advised that staff is recommending that all <br />existing commercial uses retain some type of commercial zoning <br />and that a number of the more intense uses be assigned to the <br />heavy commercial category and some of the lighter uses be <br />assigned to the limited commercial zoning use. <br />22 <br />
