Kdatifigl',AI2V TO REZONE 3.39 ACRES FROM <br />Planning &„Developme Director C-1, COMMERCIAL DISTRICT, <br />AND RS -3, SINGLE-FAMILY <br />DISTRICT, TO CH, HEAVY <br />COMMERCIAL DISTRICT <br />FROM: P5 REFERENCES: <br />Richard Shearer, AICP MARINE/VENDEGNA MEMO <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 20, 1985. <br />DESCRIPTION & CONDITIONS <br />William B. Marine and Steven J. Vendegna, the owners, are re- <br />questing to rezone approximately 3.39 acres located on the south <br />side of Oslo Road and approximately one-quarter mile east of 43rd <br />Avenue from C-1, Commercial District, and RS -3, Single -Family <br />Residential District, to CH, Heavy Commercial District. <br />The applicants intend to develop the subject property for a <br />subdivision for trade contractors and other heavy commercial <br />uses. <br />On October 10, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property includes the south 198 feet of the Ven -Mar <br />irrigation property and undeveloped land lying west of Ven -Mar. <br />North of the subject property, across Oslo Road, is a grove <br />caretaking business, an asphalt contractor, and a citrus grove <br />zoned C-2, Heavy Commercial District. East of the subject <br />property is Ven -Mar Irrigation and vacant land zoned C-2. South <br />of the subject property is undeveloped land zoned RS -3. West of <br />the subject property is undeveloped land zoned C-1. The staff <br />anticipates that all of the C-2 zoning in this area will be <br />converted to the new CH District. <br />Future Land Use Pattern <br />The Comprehensive Plan designates <br />subject property and -the land north, <br />of the west portion of the Oslo Road <br />to 3 units/acre).
