Goulet JAr=iMooring Node Memo <br />Staff Planner, Long -Range Planning 'JEFF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 20, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the ten (10) acre commercial node located on A -1-A <br />between Mooring Line Drive and Spyglass Lane in the Moorings <br />Development project. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the Compre- <br />hensive Plan which provided for establishing boundaries for each <br />of the nodes as generally depicted on the Land Use Map and <br />generally described in the text of the Land Use Element of the <br />Comprehensive Plan. <br />On October 24, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of the proposed boundary for the <br />Moorings Commercial node. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Commercial node located on A -1-A <br />in The Mooring Development project were prepared based on the <br />following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations; <br />All of the nodes are generally described in the Comprehensive <br />Plan. The Moorings node is described as: <br />"A ten (10) acre commercial node is located within The <br />Moorings Development project to serve the residents in the <br />south beach area." <br />26 <br />
