Tong -Rand planning CHIEF _ <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 11, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to amend the <br />RS -1, Single -Family Residential District, the RMH-6, Mobile Home <br />Residential District, and the RMH-8, Mobile Home Residential <br />District, regulations of the zoning ordinance. The proposed <br />amendments include reducing the minimum yard requirements in all <br />three districts, and reducing the lot width and increasing the <br />minimum lot size in the RS -1 district. <br />The RS -1, RMH-6, and RMH-8 zoning districts were adopted on <br />January 16, 1985, and many properties were rezoned to one of <br />these three districts on April 11, 1985, based on their land use <br />designations and previous zoning. The RMH-6 and RMH-8 zoning <br />districts have stricter minimum yard requirements than the <br />previous mobile home zoning districts which has caused hardships <br />for individuals wanting to add accessory structures to mobile <br />homes in existing mobile home parks. The RS -1 zoning has been <br />applied to many properties which were previously zoned R-1, <br />Single -Family District (up to 6.2 units/acre), but had a land use <br />designation of RR -2, Rural Residential 2 (up to 1 unit/acre). <br />The new RS -1 minimum yard requirements are considerably more <br />strict than those of the R-1 district and have created hardships <br />for individuals wanting to build houses in the RS -1 district. <br />The Board of Adjustment has granted two variance requests since <br />August due to these hardships. <br />On November 14, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />Currently, the following requirements exist for these three <br />zoning districts: <br />Minimum <br />Minimum <br />Required Yards <br />Lot <br />Lot <br />Area <br />Width <br />Front Rear <br />Side <br />RS -1 35,000 sq.ft. <br />150' <br />50' 30' <br />30' <br />RMH-6 7,000 sq.ft. <br />70' <br />20' 20' <br />10' <br />RMH-8 51000 sq.ft. <br />50, <br />20' 20' <br />10' <br />Currently, many properties in the Roseland area along the <br />Sebastian River are zoned RS -1 and are very narrow in width. <br />While many of these properties are several acres in size, they <br />have insufficient width to be split to create more than one lot. <br />Because most of the developable RS -1 property in the County is in <br />63 <br />
