T onny° Dean REFERENCES: <br />Dire :to <br />General Services <br />On November 13, 1985 the Board of County Commissioners approved for <br />staff to look for approximately 8,000 square feet of office space at <br />a maximum rate of $7.00 per square foot. <br />Staff has investigated several options available. As of this writing <br />two proposals have been received. It has been determined that a <br />minimum of 6,100 square feet will be required to handle the needs of <br />the offices which were placed on the priority list. <br />ALTERNATIVE #1 <br />6,177 Square Feet of Lease space is available in the 2001 Building. <br />A one year lease, with a one year option to extend, has been proposed <br />at a rate of $6.00 per square foot or $37,062.00 annually. The <br />proposed office suites are available immediately and will require <br />minimum alterations of approximately $1,500 to $2,000 which can be <br />handled by our Building and Grounds personnel. <br />Additional suites could be obtained at a later date should the need <br />arise. <br />ALTERNATIVE #2 <br />4;800 Square Feet of Lease space is available in new office and' <br />warehouse space being constructed by Frank L. Zorc. This space has <br />not been completed as of thig'writing, but is proposed to be <br />available for occupancy sometime between January 15th and February <br />1st. Additional space to be constructed of up to 5,000 square feet <br />is scheduled to be available some time in March. The price per <br />square foot is proposed at $6.45 or $30,960.00 for the 4800 square <br />feet. <br />The plans as presented would require major modifications for our <br />needs. <br />RECOMMENDATION <br />Alternative #1 meets our total space requirements immediately at the <br />lowest cost per square foot. Therefore, staff recommends that the <br />lease be approved for alternative #1 and that funds for the remainder <br />of Fiscal Year 1985-86 be transferred into the proper accounts in the <br />Building and Grounds budget. <br />101 <br />DEC 18 198 8001( Ft1GE <br />
