Moretti, trustee, is <br />requesting to rezone approximately 15.5 acres from RS -1, Sin- <br />gle -Family Residential District (up to 1 unit/acre), to RM -10, <br />Multiple -Family Residential District (up to 10 units/acre). <br />The applicant intends to develop this property for multi- <br />ple -family residences. <br />On November 14, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property and the land north of it is undeveloped and <br />zoned RS -1. East of the subject property is the Indian River. <br />South of the subject property is undeveloped land which was <br />recently rezoned from RS -1 to RM -10. West of the subject proper- <br />ty is Waverly Place, a condominium development zoned RM -10. <br />Future Land Use Pattern <br />The Comprehensive Plan designates 8 acres of the subject property <br />as MD -2, Medium Density Residential 2 (up to 10 units/acre) , and <br />designates 7.5 acres of the subject property as Environmentally <br />Sensitive (up to 1 unit/acre). Based on the land use desig- <br />nations of the subject property, the Comprehensive Plan would <br />allow up to 87 dwelling units on the subject property. The <br />proposed rezoning is in conformance with the Comprehensive Plan <br />and is consistent with the RM -10 zoning west and south of the <br />subject property. , <br />29 <br />DEC 18 1985 BOOK 63 FACE 409 <br />
